February 2024 Victoria BC Real Estate Market Update: A Balanced Perspective

As we put the first month of 2024 to bed, the Victoria Real Estate market demonstrates a promising sense of equilibrium, offering buyers and sellers a platform of opportunity. In January 2024, a total of 341 properties exchanged hands within the Victoria Real Estate Board region, marking a notable uptick of 22.7 percent compared to the same period last year. This surge in sales reflects a 3.6 percent increase from December 2023, underscoring a steady momentum as we move forward into the year.

Digging deeper into the sales numbers, condominiums experienced a commendable growth of 10.9 percent from January 2023, with 112 units finding new owners. Concurrently, the market for single-family homes witnessed a remarkable 35 percent surge in sales compared to January of the preceding year, with 162 transactions closing successfully.

Chair Laurie Lidstone, spearheading the 2024 Victoria Real Estate Board, aptly summarizes the prevailing sentiment: "Our housing market eased into the new year with a renewed sense of balance." Indeed, the stabilization observed towards the latter part of 2023 has continued into 2024. Mortgage rates, having plateaued, contribute to this long-awaited balance alongside a gradual resurgence in inventory levels. This relief from the hyperactive market of the past few years is palpable, fostering an environment conducive to informed decision-making for both buyers and sellers.

At the close of January 2024, the Victoria Real Estate Board Multiple Listing Service® boasts 2,140 active listings for sale, registering a modest uptick of 0.4 percent from the preceding month and a significant 23.1 percent surge from January 2023. Chair Lidstone optimistically reflects, "I think this balance and stability in our market brings with it an optimistic outlook for the coming months." Such equilibrium promises buyers and sellers the luxury of time in their decision-making process, alleviating the pricing pressures that characterized earlier tumultuous periods.

However, Chair Lidstone wisely cautions that while balanced conditions currently prevail, the dynamic nature of the real estate market demands vigilance. She advises prospective buyers and sellers to leverage the expertise of local Realtors®, who can navigate the intricacies of the market landscape and identify opportune moments amidst the shifting tides.

A glance at the Multiple Listing Service® Home Price Index reveals new insights. In January 2024, the benchmark value for a single-family home in the Victoria Core stood at $1,244,000, marking a modest 1.6 percent increase from the previous year. Conversely, the benchmark value for condominiums in the Victoria Core area experienced a marginal decrease of 0.6 percent from January 2023, settling at $559,000.
