In the ever-changing landscape of the Victoria, BC, real estate market, October 2023 brought about some notable shifts. As a licensed Realtor® with a passion for helping people find their dream homes, I'm here to provide you with a concise update on the latest developments in the area.
A total of 407 properties found new owners in the Victoria Real Estate Board region last month. This marked a 15.2 percent decrease compared to October 2022 and a significant 17.4 percent drop from September 2023. These numbers reveal a clear trend, indicating a shift in the market dynamics.

One of the key factors influencing this change is the fluctuation in interest rates. As Victoria Real Estate Board Chair Graden Sol aptly pointed out, consumers are grappling with interest rates higher than those witnessed in nearly two decades. This uncertainty surrounding the direction of the Bank of Canada's rate announcement in mid-October has caused some buyers to reconsider their plans. The question of whether rates would rise or remain stable led to a degree of hesitancy in the market.
Historically, when interest rates stabilize, consumer confidence tends to return, leading to increased sales. However, when rates start to rise, confidence may waver. It's a delicate balance that is pivotal in shaping the real estate landscape.
Now, let's talk numbers. Condominium sales were down 7.2 percent from October 2022, with 141 units sold, while single-family home sales saw a 16.1 percent decrease compared to the same period last year, with 193 homes changing hands. These statistics underscore the impact of interest rates on the market, as well as the evolving preferences of buyers.
On the bright side, we observed a positive trend in the number of available properties for sale. There were 2,756 active listings on the Victoria Real Estate Board Multiple Listing Service® at the end of October 2023. This represents a 2.1 percent increase compared to the previous month and a significant 25.7 percent surge from October 2022. This increase in inventory offers a silver lining for buyers, providing them with more choices than in recent years.

As we head into the colder months, it's essential to note that the real estate market typically slows down. However, there's still a considerable number of active buyers out there. Lastly, let's talk about property values. The Multiple Listing Service® Home Price Index benchmark value for a single-family home in the Victoria Core area in October 2023 increased by 3.9 percent to $1,305,900, up from $1,257,100 in October 2022. On the other hand, the benchmark value for a condominium in the Victoria Core area in October 2023 rose by 1.8 percent to $585,600, compared to $575,300 in October 2022. While these numbers reflect a positive trend, they did experience a slight dip from September's values.
