January Market Snapshot: BC Real Estate Stats Unveiled

The British Columbia Real Estate Association (BCREA) has released its comprehensive report on the real estate market for December 2023, providing valuable insights into the trends that unfolded throughout the year. As we delve into the data, it's evident that the BC real estate landscape experienced both challenges and notable highlights.

 Key Highlights from 2023

In 2023, a total of 73,109 residential unit sales were recorded by the Multiple Listing Service® (MLS®), marking a 9.2 percent decline from the previous year's figure of 80,506 units. The annual average MLS® residential price in BC settled at $971,144, reflecting a modest 2.6 percent decrease compared to the previous year. The total sales dollar volume also witnessed a decline of 11.5 percent from 2022, amounting to $71 billion.

BCREA Chief Economist Brendon Ogmundson shed light on the market dynamics, attributing the slowdown to the impact of the highest mortgage rates in over 15 years. He stated, "The highest mortgage rates in over 15 years led to the slowest sales in a decade for BC." However, Ogmundson expressed optimism for the coming year, emphasizing the potential for Bank of Canada rate cuts and a brighter outlook for 2024 as mortgage rates started to decline.

 December 2023: A Closer Look

Zooming in on December 2023, the MLS® systems recorded a total of 3,596 residential unit sales. This marked a promising increase of 2.6 percent compared to the same period in 2022. The average MLS® residential price in BC for December 2023 saw a significant uptick, settling at $965,447. This figure represents a noteworthy 6.5 percent increase from the average price recorded in December 2022, which was $906,356. The total sales dollar volume for December 2023 amounted to $3.5 billion, showcasing a robust 9.3 percent increase from the same time last year.

 Closing Thoughts

As we navigate the nuances of the BC real estate market, the data for December 2023 suggests a positive turn of events. The increase in residential unit sales and the surge in average residential prices in the last month of the year are encouraging signs. With the potential for Bank of Canada rate cuts on the horizon and the adjustment in mortgage rates, the outlook for 2024 indeed appears much brighter.
