As the curtain falls on 2023, let's take a deep dive into the intricate tapestry of the Victoria real estate market. In a year that saw 329 properties change hands in December alone, it's evident that the market is resilient, adapting to the ebb and flow of seasonal patterns.
December 2023 witnessed a 2.8% uptick in property sales compared to the same month in 2022, with condominiums leading the charge with a notable 14.9% surge, accounting for 108 units sold. Meanwhile, single-family homes experienced a modest 1.3% increase, with 158 units finding new owners.
However, when we zoom out to the broader perspective of the entire year, a total of 6,207 properties were sold in 2023. While this represents an 8.77% decrease from the previous year, it marks a return to the more predictable seasonal trends, signalling a potential shift towards a more stabilized market.

Graden Sol, the 2023 Victoria Real Estate Board Chair, noted the market's return to traditional seasonal patterns. In his words, "This is a welcome relief for sellers and buyers after an extraordinary five years of real estate market disruption." Sol anticipates that if this trend continues into 2024, we can expect an increase in inventory in the early months, leading to heightened sales activity as consumers gear up for the spring market.
Despite a slower December in terms of both sales and new listings, the market remained dynamic. The end of December 2023 saw 2,132 active listings, a 19.4% decrease from November but a significant 26.3% increase from the same period in 2022.

One of the pivotal factors influencing the housing market in 2023 was interest rates. The increased cost of borrowing reduced consumers' purchasing power, resulting in a dip in transactions. Sol emphasizes the need to focus on creating new supply in the coming years to prevent a rapid surge in prices as market activity rebounds.
Looking ahead to 2024, the real estate market in Victoria appears poised for continued growth, with the potential for a more balanced equilibrium between supply and demand.
The Multiple Listing Service® Home Price Index benchmark for a single-family home in the Victoria Core climbed by 2.5% from December 2022 to December 2023, reaching $1,268,000. Meanwhile, condominiums experienced a marginal decrease of 0.7%, with the benchmark value settling at $562,000 in December 2023.
