Spring Has Brought More Listings, But Also More Movement
The Greater Victoria real estate market continued to evolve in March, and one thing is becoming clearer: this spring market is offering more options without losing its underlying stability.
That is often where some of the best real estate decisions get made.
When inventory rises, it can be easy to assume that the market is weakening. But that is not necessarily what we are seeing in Victoria right now. Instead, we are seeing a market with more choice, improving activity, and price trends that still look relatively steady. That creates a better environment for buyers who want time to think, and for sellers who understand that strong presentation and smart pricing matter.
In March 2026, active listings climbed to 3,261, up 12.3% from February and 7.9% from March 2025. At the same time, total sales rose to 579, which was 24.5% higher than February, though still 5.5% below the same month last year.
What stands out to me is that the market is not racing ahead, but it is not standing still either. It is moving in a way that feels more sustainable. Buyers have more room to make careful decisions, and sellers still have every reason to feel optimistic if they are entering the market with the right strategy.
In March 2026, 579 properties were sold across the Victoria Real Estate Board region. That is:
5.5% fewer sales than March 2025
24.5% more than February 2026
285 single-family homes sold, down 2.4% year over year
164 condo apartments sold, down 18.8% year over year
88 row and townhomes sold, up 11.4% year over year
March showed stronger activity than February across the board, which is what we would hope to see as the spring market starts to take shape. While condo sales were still down from a year ago, detached homes remained fairly steady, and townhomes continued to perform well.

The increase in available listings is one of the most important developments in the market right now.

The VREB sales-to-active-listings framework continues to define under 17% as a buyer’s market, 17% to 28% as balanced, and above 28% as a seller’s market. March remained within the balanced range.
That matters because balanced markets tend to be healthier markets.
They give buyers a chance to compare homes properly, review documents carefully, and negotiate with less pressure. They also give sellers a real opportunity to succeed, especially when their home is priced appropriately and shows well.
This is not the kind of market where panic makes sense. It is the kind of market where preparation pays off.

Detached homes continue to show stability in Victoria. The Victoria Core benchmark price rose again in February, which suggests confidence is still present even in a market where buyers have more choice. Homes are taking a little time to sell, but a 98% list-to-sale ratio tells us well-positioned properties are still attracting serious interest.

The condo segment remains an important part of the market, especially for first-time buyers, downsizers, and investors. Benchmark pricing in the Core moved up month over month again in March, which points more toward steadiness than softness. Buyers are taking their time, but properly priced condos, particularly in central and convenient locations, are still moving.

Townhomes continue to occupy a very attractive middle ground in the market. For many buyers, they offer more livable space than a condo without requiring a detached-home budget. Sales in this category were up year over year, and the near-full-price sale ratio shows just how competitive desirable townhomes can still be.

Saanich East, 52 units
Langford, 33 units
Victoria / Victoria West, 27 units
Oak Bay, 21 units
Sooke, 19 units
Saanich East continues to stand out as one of the region’s most active detached-home markets, while Langford remains a major draw for buyers seeking newer housing stock and relative value. Victoria, Oak Bay, and Sooke all posted strong detached-home activity as well, showing that demand remains fairly broad across the region.
Top districts by condo apartment unit sales in March:
Victoria / Victoria West, 76 units
Langford, 26 units
Saanich East, 24 units
It is no surprise to see condo activity led by the urban core. Walkability, amenities, and lifestyle continue to make Victoria and Victoria West highly appealing. Langford also stayed active, reflecting continued demand for newer condo developments and comparatively approachable pricing.

Langford, 19 units
Saanich East, 14 units
Colwood, 12 units
Townhome demand remained especially strong in the West Shore. For many buyers trying to balance budget, space, and convenience, that part of the market continues to make a lot of sense.
For buyers, the biggest advantage right now is not dramatic price drops. It is the ability to make better decisions.
There is more selection available. There is less urgency than in peak competitive conditions. And there is more opportunity to review the fine print, compare neighbourhoods, and negotiate terms that make sense.
For sellers, this market still offers strong potential, but it is less forgiving of overpricing or weak presentation. Buyers have more homes to choose from, which means sellers need to compete on value, condition, and marketing.
In other words, this is a market where strategy matters on both sides.
That is often where good real estate outcomes happen. Not in chaos, but in clarity.
Compared with some larger Canadian markets that have seen more volatility, Victoria continues to feel measured and relatively stable. In March, benchmark prices in the Victoria Core rose month over month across detached homes, condos, and townhomes, while the overall market remained balanced rather than overheated.
That does not mean every segment is moving at the same speed. It does mean Victoria continues to behave like a market where fundamentals still matter, and where long-term appeal continues to support pricing.
As we head deeper into the spring market, the signal is getting easier to read.
More listings are coming online. Buyers are becoming more active. Prices are staying fairly steady. And the market is offering something many people have wanted for a while: room to think.
That can be especially valuable in real estate, because the best decisions are rarely made under maximum pressure.
If you are a first-time home buyer, move-up buyer, downsizer, or investor, this may be a good time to get clear on your numbers, your goals, and the neighbourhoods that fit your plans. You do not need to force a move, but you do want to recognize when the market starts offering better conditions.
And right now, that is exactly what Victoria seems to be doing.

For many Vancouver Island homeowners, the main benefits of solar are lowering monthly bills, protecting against rising hydro rates, and reducing overall reliance on the grid. Solar allows homeowners to offset most or even all of their energy use, depending on the system size and their regular energy consumption. Over time, this can lead to more predictable energy costs while supporting a shift toward cleaner energy.
Homes and properties with a south-facing roof and minimal shading are generally the best fit for solar, but other roof orientations work as well. Properties with enough roof space and steady electricity use tend to see the most benefit. Even properties with partial shade can often accommodate solar with the right system design.
For those unsure if solar could work for their property, we use satellite imagery software to help assess roof suitability and provide a clearer view of what a system could look like.
Solar is a long-term investment that can start reducing hydro bills right away. With rebates of up to $10,000 through BC Hydro, the upfront cost is more manageable than many expect. Homeowners can also earn credits for excess energy through the self-generation program, helping lower monthly costs over time.
A custom solar design provides a clear view of expected solar production and savings, making it easier for homeowners to understand the overall value and decide if it’s the right fit for them.

BC Hydro’s Self-Generation Program, formerly known as net metering, helps homeowners lower their hydro bills and gain energy independence by generating renewable energy while staying connected to the grid. Any excess energy is sent back to the grid in exchange for credits, helping reduce future electricity costs.
We start by reviewing their BC Hydro consumption data and conducting a site assessment. From there, we create a custom solar design proposal for their home based on their energy goals and the home’s electrical capacity.
Once they’re ready to move ahead, we take care of permitting and submit the self-generation application on their behalf. After installation and commissioning, they can start enjoying the savings from their solar system.
During a power outage, a solar system is designed to shut off automatically to keep utility workers safe. Homes with a battery backup, however, can continue to have power even when the grid is down.
A battery backup allows a home to keep running during an outage by storing and supplying energy when needed. It includes a system that manages how energy is used and allows homeowners to prioritize essential loads such as lights, the fridge, or electronics. If the battery starts to run low, the system can automatically reduce or shut off lower-priority areas to help extend backup power.
Solar can support EV charging at home by powering an EV charger with the energy generated from the solar system, helping reduce reliance on the grid. For homeowners who already have an EV, the system works alongside their charger to help offset charging costs. For those planning to get an EV, the system can be designed to accommodate future charging needs. We also offer bi-directional chargers that allow an EV to send energy back to the home when plugged in, providing added flexibility and backup power alongside their solar system.

A new federal GST rebate could save eligible first-time home buyers up to $50,000 when purchasing a qualifying newly built home in Canada.
Homes up to $1 million: The federal GST is fully eliminated (100% rebate).
